LM-ESP receives 3rd BOMA Manitoba Award of Excellence
200 Graham Avenue Lobby reception

For the third consecutive year, one of LM-ESP’s corporate design projects was recognized with the Boma Manitoba Tenant Improvement of the Year Award. The 2024 award celebrated the renovation of 200 Graham Avenue Lobby – a two-storey upgrade within an 11-storey high-rise in downtown Winnipeg.

The Client, GWL Realty Advisors, engaged LM-ESP as the design lead and envisioned a modernized lobby that would serve as a calling card to help attract and retain building tenants. Security was holistically addressed through new surveillance systems, repositioning the central security desk and enclosing the elevator lobbies with glazed card access entrances to control building access and easily monitor the environment. The contemporary aesthetic blends classic materials and finishes with new controllable LED lighting and feature graphics, while planning for durability over time in the high traffic space.

This award is part of the BOMA Manitoba Awards of Excellence program and is based on criteria of design planning, cost effectiveness, value added to the building and client/tenant satisfaction. We wish to extend a big congratulations to the project team involved in bringing this project to life through hands-on collaboration: GWL Realty Advisors, SMS, Crosier Kilgour and Bockstael Construction.

Congratulations to all 2024 nominees and recipients. To learn more about the 200 Graham Lobby Renovation, check out our full project profile.
