Station X Development

Following the successful completion of the University of Winnipeg Community Renewal Corporation’s Downtown Commons project, LM-ESP was retained to complete a study for a selected site at the Railside at the Forks residential development. Given the urban context, sustainable focus, and overall goal of establishing a new and varied residential community, the UWCRC2.0 was a perfect fit to lead and shepherd one of the precincts biggest development.

With a specific focus on mixed-use, mixed-income housing projects, this new 7-storey, 73-unit facility will be comprised of studio, one, two and three bedroom suites that address affordable and market demand for new housing. Anchoring the project at the main floor will be a new 56 space child care facility operated by the YMCA-YWCA of Winnipeg, the largest child care operator in the City of Winnipeg. Further animating the street level will be available live/work studio space, providing opportunity and exposure to small retailers, makers and businesses at the Forks.

Working within established “urban block” parameters, LM-ESP developed a very compact and efficient plan that shelters exposure to the rail high line and adjacent buildings, and maximizes focus on the three courtyards that the project fronts. A partial seventh floor houses a communal fitness space, multi-purpose room and expansive exterior terrace for residents, with focused views to the Canadian Museum for Human Rights, the Forks historic site and the meeting of the two rivers beyond.
