Opportunities
As Architectural Technologist, you will provide coordination and technical support in the timely and accurate preparation of construction documents, working closely with Interior Designers, Architects and Job Captains (Lead Technologist). The candidate will assist Project Team Leads with technical aspects of the design and may act in the role of technical team member on projects with complex scope, with the amount of supervision dependent on a project’s complexity. The candidate’s background in preparing construction documents, supervising a production team and knowledge of building materials and construction techniques will be applied to projects with limited to moderate scope. The candidate will provide assistance to the Interior Designer or Project Architect during various phases as outlined below:
Construction Documents Phase:
From coordinating field work and analyzing sketches to preparing working drawings and other documents, the candidate must ensure documents are complete, accurate and support a well-presented product.
Bidding and Negotiation Phase:
Prepare and distribute bid documents, respond to inquiries, issue contract addenda and assist in review.
Construction Administration Phase:
Attend periodically to support Contract Administrator and report on progress meetings, prepare project correspondence, and conduct periodic site visits to assess whether construction is in conformance with contract documents. Support Contract Administrator and design team to review and issue project revisions and clarifications, review submittals, and maintain project drawings or BIM models for project closeout.
Qualifications and Key Requirements
- Diploma or Certificate in Architectural and Building Technology or equivalent from an accredited institution
- Minimum of 5 years’ of experience
- Certified Architectural Technologist
Proficient in Word processing, design, AutoCAD and Revit applications. - Knowledge of standard office policies and procedures

Project Coordinator
We are currently seeking a Project Coordinator to join our collaborative studio in a key project support role. This position is ideal for someone who is highly organized, an excellent communicator, and energized by working closely with Principals, Project Managers, and Project Leads on exciting, meaningful projects.
Responsibilities
Project Coordination & Internal Team Support
- Work very closely with the Project Manager and/or Project Lead to support the day‑to‑day coordination of projects.
- Support project schedules, meeting minutes, action items, and follow‑up to ensure teams stay on track and project commitments are met.
- Schedule in-person and or virtual meetings internally and externally with broader team, client group, track attendance, keep minutes and distribute abroad for project records.
- Maintain and track project information including design decisions, scope of services, deliverables, and key milestones.
- Assist with monitoring progress against project schedules, budgets, and contractual responsibilities, proactively flagging risks or gaps.
Communication & Follow‑Up

Contract Administrator
LM-ESP is seeking an Intermediate Contract Administrator to join our collaborative studio. This role is ideal for an experienced architectural professional or technologist with a strong understanding of construction documentation, building systems, and construction-phase services.
Responsibilities
Construction Contract Administration
- Administer architectural construction services from bidding through to project completion for projects of moderate complexity and scale.
- Act as the primary point of contact for architectural construction-phase activities, coordinating with consultants and contractors.
- Conduct site reviews, prepare field services reports, and lead or participate in construction meetings.
- Interpret contract documents and respond to contractor questions in a timely and professional manner.
- Review and process shop drawings, samples, mock-ups, and other submittals.
- Prepare and manage change order documentation for internal and client approval.
- Review contractor payment applications and assist with preparation of Certificates for Payment.
- Lead project close-out activities including deficiency reviews, certificates of substantial completion, occupancy documentation, and close-out records.
Coordination & Collaboration
- Work collaboratively with Project Architects, Interior Designers, Job Captains, and Consultants to ensure consistent project delivery.
- Coordinate construction administration services across all disciplines.
- Maintain clear, professional communication with clients, contractors, consultants, and authorities having jurisdiction.

Documentation & Quality
- Maintain accurate and well-organized construction administration records.
- Contribute to quality control processes related to construction documentation and contract administration.
- Identify and document lessons learned related to construction-phase execution to support continuous improvement across the studio.
Qualifications
Education & Experience
- Post-secondary education in architecture, architectural technology, construction management, or a related field.
- Minimum 5 years of experience in contract administration within an architectural or construction environment.
- Certification as a Certified Architectural Technologist (CT Arch), Certified Engineering Technologist (CET), Registered Architect, or equivalent combination of education and experience is considered an asset. Trade experience may also be considered.
- Completion of the Principles of Construction Documentation course and Construction Contract Administration Course through CSC an asset.
- Certified Construction Contract Administrator (CCCA) designation, or ability to achieve this designation an asset.
Technical Skills & Knowledge
- Strong knowledge of building materials, construction methods, and building systems.
- Solid understanding of construction documents, specifications, and contract administration procedures.
- Working knowledge of applicable building codes, standards, and permitting processes.
- Familiarity with construction law and lien legislation is an asset.
- Knowledge of workplace safety requirements is an asset.
- Proficiency in Microsoft Word, Excel, Outlook, and CAD/BIM software (e.g., Revit, Bluebeam Revu).
